How Can A Foreign Investor Buy Agricultural Lands In Turkey ?

If any individual foreigner is interested in buying an agricultural land in Turkey,it should be minimum 10.000sqm.
If any individual foreigner is interested in buying an agricultural land lower than 10.000sqm they should establish a company and purchase the land under the company's name.

The regulations of owning a building and agricultural land in Turkey for foreigners and foreign companies  is written and clearly explained at the The General Directorate of Land Registry and Cadastre (Tapu ve Kadastro Genel Müdürlüğü) ‘s official website (www.tkgm.gov.tr) as follows:

In accordance with the Article 35 of the Land Registry Law No. 2644, amended by Law No. 6302, which entered into force on 18 May 2012, the condition of reciprocity for foreigners who wish to buy property in Turkey is abolished. Information on countries whose citizens can buy property and estate in Turkey can be provided from the Turkish Embassies/Consulates abroad and the General Directorate for Land Registry and Cadaster. Persons with foreign nationality can buy any kind of property (house, business place, land, and field) within the legal restrictions. Persons with foreign nationality who buy property without construction (land, field) have to submit the project which they will construct on the property to the relevant Ministry within 2 years.

If any foreigner of foreign company will be interested in buying an agricultural land in Turkey they should submit the project within 2 years to the related Deed Registry Office.

This project should contain agricultural purpose such as planting various trees,sprinkler system and etc…

This Project should be arranged by the agricultural engineer in Turkey and every two years the said land will be controlled by the relevant authorities if the served Project has been done properly .

If the Project is not served in 2 years time,the owner will be notified to sell this land if the owner do not sell on time ,the land will be sold by the goverment the sales amount will be deposited in the bank under the owner’s name.

The sales amount might be lower than what the owner is really paid for the land.As the government mainly consider the amount which is shown officially at the deed while purchasing the land.
