What should I consider while buying a land in Turkey?

1. If the field is smaller than 5,000 square meters, you cannot legally build a house.

2. Even if the field is larger than 5,000 square meters, you cannot build a house if there is no cadastral road.

3. If the size of the field is over 5,000 square meters, the total square meter of the house you will build, that is, the area of the independent section, is considered extra. So, if you are going to build a 150 square meter house, your field should be at least 5,150 square meters.

4. If the field is in a plain bordered by the provincial directorate of agriculture, you cannot build a house even if it is larger than 5,000 square meters.

5. You cannot build a house on irrigable lands where some studies have been carried out, even if they are larger than 5,000 square meters.

6. If it is within a protected area, you cannot build a house even if it is larger than 5,000 square meters.

7. A cooperative hobby garden is not a house, and the house you build is not considered yours anyway. You will be a partner in the debts and assets of the cooperative, the house you build will become the common property of the cooperative, and you cannot claim any rights on your own.

8. There is no special condition or permission for building containers, prefabrications or bungalows. Everything without a license is illegal.

9. Some places are getting sold with some lies such as ''The municipality does not say anything''. There is no such thing, the municipality demolishes it, fines it, it even notifies the law enforcement forces to open a criminal case, you may even get a prison sentence. Even if the municipality does not demolish it, or winks (!), the Ministry of Environment and Urbanization will demolish it, deduct twice the money from the municipality and make you pay even for this.

10. Having an electricity subscription does not mean that the municipality or the state allows that building and will not demolish it. There is electricity in many demolished illegal buildings.

11. Applying for a building registration certificate does not mean that the building has permission and will not be demolished. Any undocumented building can be demolished.

12. Many people write fields as LANDS for sale in their for sale advertisements, but the seller of the land has never advertised as FIELDS by mistake. Be careful of those who write land for the field. This is an exception in places that are zoned within the village, that is, are considered rural residential areas. Areas inside the village are also recorded as fields, but you can also build houses in areas within the village that qualify as fields with a cadastral road. So, in a way, the land becomes qualified. You can find out from the municipality whether the place you want to buy is within the residential area of the village.

13. In Villages and Rural Neighbourhoods, in order to allocate a place, the parcel must have a frontage on the Cadastral road and must be at least 15 meters wide and 20 meters deep.

14. Whatever you buy, decide in the light of the information you will receive from the municipality, the special provincial administration, or the Map Bureau or a licensed map office.
